The R J Barry Building Process
Phase 1
Clients have the option of purchasing one of our lots or hiring R J Barry to build on their own piece of ground. Once this selection has been made we begin the preliminary pre construction process to determine each of our customers specific needs. At this point the style of home is selected either from R J Barry’s library of custom plans or a custom plan can be created.
Phase 2
This is where we begin to identify the client’s specific needs and compare these specific needs to the list of standard features that are already included in the base price of an R J Barry Custom Home. For example some of our clients have requested the following upgrades.
Appliance
Cabinets
Counter tops
Door and cabinet hardware
Exterior living spaces
Flooring
Home theaters and state of the art home electronics
Lighting fixtures
Millwork
Plumbing Fixtures
Wine cellar
From the list of specific needs and the selection of a floor plan R J Barry can begin to prepare a cost breakdown for the construction of the home.
Our goal is to build the client exactly what they are looking for and exceed their expectations
Phase 3
The next step in the process is the contract. Plans are submitted for building permits. Final bids are gathered. Clients can elect to modify their list of specific needs. The clients will be asked to make color selections and finish material selections so a construction start book can be created. This book is used throughout the building process for every phase of construction. This book contains the specific need and selections of each client and has become a vital tool in R J Barry’s building process.
Phase 4
Once R J Barry has determined the house is finished and prior to closing the home will undergo a series of inspections to establish the home meets or exceeds local building codes. A thorough cleaning of the entire home will take place and all final touches will be added. The construction superintendent and clients will conduct a walkthrough of the home to highlight any cosmetic blemishes or concerns and create a punch list. The punch list will be addressed and the home will be ready for closing.
Phase 5
R J Barry’s client relationship does not end at closing. All of our homes come with a limited warranty. We understand how stressful moving can be and we will be around to help you learn the ins and outs of your new home and make this transition as easy as possible. Our goal is to make your building process a memorable experience that enhances the joy of your new home for many years to come.
